We source and develop roadside schemes where we can deliver a high-quality mix of convenience-orientated trade and retail uses, including quick food service, retail warehouses, logistics, leisure and industrial.

Our process is designed to mitigate risk and ensure high-quality returns by:

  1. Only buying land with acceptable planning consent where the majority is pre-let to tenants before construction commences.
  2. Having contracted a site, we commence administrative processes, including agreements-to-lease from prospective tenants.
  3. With planning permission granted and prospective tenants on board, we then fund the development and commence construction.
  4. Having delivered the scheme we retain, refinance or sell it.

The whole process is usually 18-24 months from start to finish, with planning and site assembly taking c.9-12 months and funding and construction taking c.9-12 months.
